Tips on staging your outdoors

From our experience, home outdoors is mostly overlooked. But we have to realize that this area adds “visual” square footage in a buyer’s mind. As a matter of fact, according to the National Association of Realtor’s profile of Home Staging report three years ago, 63% of home buyers rated staging outdoor spaces as “important or very important”.
So here are some tips on how to convert your outdoors into an appealing, relaxing space for yourself and your buyers.
 
  • Clean out
No one wants to stay in a grimy, dirty space. So, to freshen up the space, get rid of all the pollen, cobwebs, insect nests and other things that makes your patio untidy. Use a power washer or hose them if necessary. Clean down any furniture, light fixtures and appliances (if any). Remove cushions that have molds and/or mildew.
 
  • Add some seats
This might be a challenge if your space is limited. Try to add a bench or a couple of comfy chairs. This gives out a message to a guest or potential buyer that the area is relaxing.
 
  • Add pillows
Doing this gives a fun and cozy feel on your porch. As a tip, we highly recommend using “weatherproof” fabrics like Sunbrella.
 
  • Add flowers
Whether they come on baskets, pots or bushes, flowers provide a feeling of luxury and can be attractive to buyers.
 
  • Try using a rug
This tip is not applicable to all outdoor areas but this can definitely pull a seating together and create a cozier vibe. Make sure that you use a rug that’s for outdoor use.
 
  • Having a dining area
Good food always brings people together. If your space can accommodate even a small dining area then please have one on your own outdoor. As a tip, a bistro table with couple of chairs and a nice flower pot should work. You may use a large umbrella if your patio is uncovered to provide shade to your dining area. This gives buyers an idea that they can also dine in outdoors, which is a big plus.
